How does reserving a new-build home work?
When you find a plot you like, you usually pay a reservation fee to take it off the market while your purchase goes through. That fee is typically held against the price and refunded or deducted at completion, though terms vary by developer, so check what happens if you pull out. From there you appoint a solicitor, arrange your mortgage and agree a completion date. On plots that are still being built, completion often runs to a “long-stop” date rather than a fixed day, so it pays to plan for some movement. What is buying off-plan, and is it right for me?
Buying off-plan means reserving a home before it is finished, sometimes before the ground is broken, from the floor plans and show materials. The draw is early choice of the best plots and, on some schemes, developer incentives. The trade-off is a wait for completion and buying from drawings rather than the finished rooms. It suits buyers who are not in a rush and want first pick; it suits less well anyone who needs to move quickly or wants to see the exact home first. What warranty comes with a new-build home?
Most new homes come with a structural warranty, commonly the NHBC Buildmark or an equivalent from a provider such as LABC or Premier Guarantee. These usually run for ten years: the first couple of years cover defects the developer must put right, and the remaining years cover major structural problems. Can I buy a new home through shared ownership?
Shared ownership lets you buy a share of a home, often between a quarter and three quarters, and pay rent on the rest to a housing provider. You can usually buy further shares over time, a process called staircasing, until you own the home outright. It can bring a new-build within reach on a smaller deposit and mortgage, though you should factor in the rent and any service charge alongside the mortgage. What should I check before buying a new-build?
Look at the plot as well as the plan: its position, aspect, parking and what will be built nearby. Ask about the estimated completion date, any service charge or estate management fee, and the length and provider of the structural warranty. Check what is included as standard and what costs extra, and whether any developer incentives are on offer for your plot. Line up a solicitor experienced in new-build purchases and, once the home is ready, use the pre-completion inspection to snag any finishing issues.
